The Request a Week function was created to allow Guest Members to inquire about specific properties not currently available on the site. The Request a Week button resides on properties whose Hosts Members have opted into this feature. Guest Members who are in the Presidents Club tier and higher are eligible to use the Request a Week function
There are two types of Request a Week processes: INDIVIDUAL PROPERTY owners and GROUP PROPERTY owners.
As an individual property homeowner, Host Members may receive a request for a specific week. Requests are received via a system-generated email or direct contact from the Member Experience Team. A request must be one at least one more Key than the standard Key value. Once a Guest Member submits a request, they are bound to that request should the Host Member accept.
Host Members are notified via email and in the MY THIRDHOME dashboard that a Guest Member is requesting a specific week and the number of Keys they are offering. It is completely at the Host Member’s discretion whether to respond to this request. The Host Member has 72 hours once they receive the to either accept or “actively” decline the request. If the Host Member does not reply within 72, the request is passively denied.
Accepting a request: If the Host Member accepts the request as presented, the named number of Keys are immediately transferred into the Host Member account from the Guests Member account. The Guest Member is also immediately charged the corresponding Exchange Fee. Accepting a requested week request means that the Host Member is bound to honor that request as they would any other Guest reservation.
Declining a request: Host members may counter offer the request to the Guest Member. The Host and Guest Members may come to a mutually agreeable number of Keys and/or week(s). Member Experience will adjust the Keys and Exchange fee and assign that week to the Guest Member. The Guest Member completes the transaction in the same way other reservations are completed. Host Members are bound to honor that request when reserved by the Guest Member.
The Host Member may offer an alternate week for the same Keys. The Guest Member can choose to accept or deny.
The Host Member may deny and request for that week to be removed from future requests.
Host Members at a property for which The Club has multiple matching units may receive requests as part of that group. Host Members are notified via email and also in the MY THIRDHOME dashboard that a Guest Member is interested in a specific week or weeks. It is completely at the Host Member’s discretion whether to respond to this request.
Accepting/Declining a Request: Group requests are sent on Fridays. Host Members have until 9 am eastern US time of the next Tuesday to either accept one of the weeks requested or “actively” decline the request. Each request will indicate the number of Keys being offered for that week. The request is presented to all owners of the identical property type. The first Host Member to accept will immediately have the appropriate number of Keys transferred from the Guest (pending confirmation and ownership of that week.) Host Members are bound to honor that request as they would any other Guest reservation.
If there is no response within designated timeframes (and it is not accepted by another Host Member-Owner for grouped properties), the request will be deemed “passively” declined by the system.
Host Members can choose to opt out of request a week in the “Edit Your Profile section of your MY THIRDHOME dashboard. Doing so means a host can neither make nor receive requests.
All other terms and conditions apply to Hosts and Guest Members, as normal in The Club.
