Understanding ThirdHome Pricing and What It Really Offers 

At ThirdHome, we want our Members to be informed about how our pricing works and the exceptional value it offers. Here’s what you should know. 

Why Our Pricing Model Is Different (and Better) 

Unlike traditional vacation rental sites (like VRBO or Airbnb) or expensive luxury travel clubs, ThirdHome offers a simple, value-driven pricing structure that helps you travel more while spending less. In fact, Members typically save 90–95% compared to standard rental rates when booking stays through the Club. 

That means if a comparable property might cost $23,000 to rent for a week, your ThirdHome exchange fee could be as little as $995 — for the whole week, not per night.

How ThirdHome Fees Work 

Keys: What are they? How do I earn them? 

Keys are the currency or travel credits of ThirdHome that members use to book trips. Members earn Keys by adding weeks in their home (or owned upscale residence club) into the Club. 

Each home and bookable week is assigned a Key value based on property location, desirability of dates, and property value. 

Exchange Fees 

Every ThirdHome stay is booked by using your Keys, earned through adding weeks in your home, and an Exchange Fee. Think of this as the booking cost that makes the entire experience possible: 

• Exchange Fees range from $495 to $1,995 USD per stay, this is directly correlated to the Keys required which are based on demand, location, and home value.

• These fees are per week, not per night, so you’re getting huge value for extended stays. 

Important: The Exchange Fee is paid to ThirdHome for administering the Club and maintaining the platform. Hosts earn Keys (travel credits), but do not receive the Exchange Fee themselves. 

Annual Membership Dues 

First year annual dues are waived for qualifying new Members. After that, the annual membership fee is $295 USD — and is only expected if you book a stay that calendar year.  

Membership dues are structured to support ongoing access and service. These dues help support 24/7 Member support, website & app enhancements, and personalized Member Experience support. 

How You Earn Travel Value 

ThirdHome isn’t just about paying fees it’s about using your real estate investment to unlock travel around the world: 

1. You share unused weeks from your property into the Club and earn travel credits called Keys. 

2. Keys are used to book stays around the world, private villas and estates to exclusive resorts, without paying full rental rates. 

3. The more weeks you add, the more travel credits you earn, giving you even more travel opportunities.
