Description

Laurel Villa

This lovely five-bedroom traditional Edwardian house is nestled in the quiet beautiful village of Holme-next-the-Sea, a small coastal village in North Norfolk. It is in a designated area of Outstanding Natural Beauty, a Conservation Zone and immediately adjacent to a Site of Special Scientific Interest (SSSI).
The village is located on the North Norfolk Heritage Coast, an area of stunning beaches, nature (seals and birds), architecture and is a ‘foodies’ paradise – see https://www.thegoodfoodguide.co.uk/editorial/local-guide/where-to-eat-on-the-north-norfolk-coast
The town of Hunstanton with supermarkets a theatre and funfair is 3 miles west and the notable towns of Brancaster (sailing), Burnham market and Holt (independent shops and restaurants) are to the east.
The landscape is a mix of coastal shallow beaches, marsh land hosting many birds and cliffs. Inland the rolling countryside is mixed arable land dotted with pretty villages featuring local building materials such as clunch, a hard form of white chalk, and sandy coloured carr stone. Several protected nature reserves are within and next to the village with 4 hides (NWT) and a bird observatory (NOA) and ringing station.
During the summer months, the extensive beaches appeal to families but they are never crowded as they are not visible from the coast road, and at other times, notably during the spring and autumn migration periods bird watchers and walkers are the main type of tourist.
Laurel Villa has retained many Edwardian features such as iron fireplaces, ceiling cornicing, a slipper bath and has a working log-burner in the front room. However, it boasts many ‘green’ improvements with double-glazed sash windows, solar panels, an air-source heat pump and an EV charging station. The kitchen is acknowledged to provide a ‘wow’ factor both in size, design kitchen equipment and underfloor heating. The ¾ acre garden is private and is laid to lawn as well having fruit trees, vegetables, perennial flower planting and an extensive culinary herb garden. The east patio area is perfect for outdoor dining as it accessed from the kitchen and also has a BBQ. There is off road parking for 2 vehicles.
The rooms are furnished and tastefully decorated using colour to accentuate the light, ensuring a comfortable and enjoyable stay combining a modern and traditional style that fits perfectly with the luminosity and harmony of this property. A wet room by the back door gives easy access to a shower when returning from the beach. The ground floor includes an artist's studio.
One of the homes of King Charles, Sandringham House is nearby, as are the stately homes of Houghton and Holkham Halls.
