Montecito’s early history is exquisitely encapsulated in this freshly renovated and enchanting turn-of-the-century carriage house. The residence, celebrating its 110th year, was part of the Earleton Lodge estate, built in 1907, which occupied a significant parcel of land in this desirable locale between the Biltmore Hotel and Butterfly Beach. Today the four bedroom, four bathroom, 3739 square foot carriage house presents its signature board and batten exterior with a stylistic authenticity faithful to the era of its origin.
Inside the home, impeccably appointed by renowned interior designer, John Roberts, comfortable furnishing placement, ease of circulation and series of French doors opening to exterior patios create an ideal beach and outdoor living space. All rooms feature hand-hewn walnut flooring.
The home sits one house “off the beach” and enjoys total privacy, as well as, a semi-private path to Butterfly Beach. Here, guests are just a short stroll to the 4 Seasons Biltmore, the beach and lower Montecito Village.
The home’s living room is seamlessly ideal. There is a wall of built-in bookshelves and a fireplace with black granite hearth, gas log and remote ignition. Eighteenth century English and American antiques adorn the wall of bookshelves. The room’s furniture is upholstered with Ralph Lauren and Pierre Frey fabrics, and is situated around a flat-screen TV. Stir-up cocktails at the custom bar with antique shuttered doors then travel through the French doors to the trellised side patio with bench swings.
Inside the family room, which is nestled to the side of the main living room, a flat screen TV and central music system are housed inside custom, wall cabinetry.
The Carriage House’s kitchen is every chef’s dream. Granite countertops and grand butcher-block island make it impossible to run out of workspace. Appliances include Wolf range, Sub-Zero refrigerator, Miele dishwasher and microwave. The breakfast area provides a garden view through a large bay window, and a wall-mounted flat screen TV.
For a more formal dining area, or to simply spread out the food and feast like the royalty you are, there is an expansive, cherry-wood dining table with leather arm chairs, situated next to a wood paneled fireplace. The French-doors open to the south-facing patio and outdoor barbeque area.
On the first floor, guests will find two of the home’s bedrooms. The first is the Polo Bedroom. Fit for a King, it is highlighted by the framed photographs of Jason Ballard, featuring Santa Barbara scenes of the Polo Grounds, coastal mountains and the beach. A river rock fireplace keeps guests toasty and comfortable at night. Attached is a private bathroom with marble counters, custom tile and shower over tub.
The second bedroom is the Equestrian Bedroom. This room boasts a four-poster king bed with fabric from Raoul Textiles of Santa Barbara. Its private bathroom is finished with marble counters, custom tile, and double sinks and large walk-in shower. French doors provide access to the side patio.
Upstairs, guests will find the floor is devoted entirely to the master suite.
Maple floors with rich, dark staining, custom Raffia king bed, and furniture upholstered with Ralph Lauren fabrics are some of the touches that make this room entirely magnificent. Eighteenth century English and American antiques adorn the built-in cabinetry which houses a fireplace with black granite hearth and flat screen TV. French doors leas to large deck with views of ocean and Santa Cruz Island, with a staircase descending to garden. There is also an adjoining office with custom limestone desk.
The master bathroom features custom floor tile designed by John Roberts reminiscent of Santa Barbara patterns from the 1920's. Architectural photographs of Santa Barbara are placed amongst the walls. Carrara marble vanity, large shower and tub deck, and all Kallista fixtures.
There is also a secondary building available to guests. In this detached building, guests will find a game room with tons of activities. There is a fully restored R. Overkampf Company pool table from Paris, France circa 1860, limestone top bar tables with leather chairs for late-night social hours, and a wall-mounted flat screen TV.
A studio apartment is located in the secondary building as well. There is a Queen bed, built-in cabinetry with flat screen TV, refrigerator drawers and microwave. A private bathroom with marble counter, double sinks and walk-in shower is available for guests use.
The outdoor patio features a Wolfe barbeque surrounded a stone and concrete prep area. The stone fireplace and two outdoor gas heaters create a warm and cozy space for evening entertainment. Teak furniture includes a table that accommodates 10-12, a cocktail table and four chairs and two chaise lounges. The outdoor patio is surrounding by a lovely cottage garden that includes a variety of fruit trees and small vegetable garden.

The Earleton Carriage House is a gorgeous home very near to the ocean, just around the corner from the Four Seasons Hotel, and an easy walk into Montecito with its many fine restaurants and shops. The drive into Santa Barbara is easy and quick when you decide to explore all the attractions of that lovely city. We also spent time in Santa Barbara's wine country, which is always a highlight for us and highly recommended. The home itself is very well equipped with everything you will need...plus a pinball machine..!! You will love the huge master suite. And the owners were very helpful in our planning and provided immediate help when we had a minor glitch. We enjoyed our stay and will certainly consider a return trip in the future.”

We had a wonderful stay at The Earleton Carriage House (ECH). The house was beautifully appointed and extremely cozy! The location perfect for walking to the beach, the Biltmore, town etc. We have been to Santa Barbara many times before but being able to stay at ECH made it special. Eric was very responsive.
