The history, how to get started, and how it works with THIRDHOME.
How Did It Start?
The concept of “home exchange” or “home sharing” came in to play in the 1950s when teachers and professors were looking for a less-costly way to travel during their sabbaticals and holiday months. They would connect with other teachers, in a country or city far away, to discuss swapping residences by mail. As this cost-effective method for finding accommodations became more popular, the idea spread to other communities, with similar vacation schedules, who were willing to exchange their homes. Printed catalogs were distributed to limited destinations and swaps were coordinated via handwritten mail.
As the Internet was evolving, companies began to capitalize on the idea, and home sharing has continued to change the travel industry ever since. The first home exchange site was officially launched in 1995. In the mid-2000s, vacation rental companies like Airbnb and HomeAway made the idea of renting someone else’s private home more palatable, paving the way for vacation home exchange sites to grow. Home exchange became popular when companies, such as HomeLink, began to expand their networks, in the early 1980s, to individuals with occupations that allowed similar travel flexibility.
Benefits of Home Exchange
You may be wondering why you’d consider a home exchange rather than booking a hotel or a vacation rental. Here are a few reasons why:
First, home exchanges can cut down on your accommodation costs quite a bit! Home exchange isn’t exactly free and companies usually require a fee to facilitate the exchange. For example, a luxury vacation rental home in Florida can cost around $5,000 per week during peak season. With THIRDHOME, you could exchange time at your second home for a week in Florida and pay a much less significant, one-time exchange fee (THIRDHOME’s range from $395-$1,295 for an entire week). For this example, that’s upwards of $3,000 saved that could be spent on travel, activities and dining.
The second reason why a home exchange might be appealing is that the experience of staying in another person’s home allows you the opportunity to explore the destination around you as a local. The owner can provide you with restaurant or activity recommendations and help you discover local gems, typically not frequented by tourists.
Another major benefit is having access to resorts and resort-style properties. Some home exchange companies have partnerships with resorts where fractional owners can exchange time they have at their resort residences, rather than fully owning a second home.
Lastly, it can help address buyer’s remorse. By about the 5th year of owning a second home, buyers begin to question if they made a good investment and are ready to start traveling somewhere besides their second home. Being part of an exchange, allows you to parlay that single vacation home into countless others.
Drawbacks of Home Exchange
Make sure to trust the company you choose to exchange with to ease your mind when it comes to how your guests will treat your home. When staying in another person’s home during an exchange, you must be aware of the potential downsides that might not appeal to you. You may encounter personal paraphernalia, family photos, or unfriendly neighbors. When hosting a guest, just like a vacation rental, be aware that there is potential that the guest might cause damage to your home. That’s why it’s essential to join an exchange club that offers a trustworthy and verified membership-base. THIRDHOME addresses this concern by partnering with third party security and verification companies to assist in vetting home owners before they ever even become a member.
Primary Home vs. Vacation Home Exchange vs. Fractional Ownerships
Thanks to movies like The Holiday (2006), home exchanging has continued to grow and evolve over the years. In the movie, two characters swap homes for two weeks. One lives in Surrey, England while the other lives in Los Angeles. This swap, is an example of primary home exchange, and is defined as the usage of an owner’s primary home that they live in full time. A vacation home exchange, on the other hand, involves the exchange of a second home, investment property, or fractional resort property. THIRDHOME is a home exchange that facilitates vacation home exchanges.
Reciprocal vs. Direct Exchange
A direct exchange is where two homeowners coordinate calendars to stay in each other’s properties during the same period. Direct exchanges were popular among academic groups in the 1950s because academia shared similar schedules in which they could travel. Those outside of academia didn’t have the same flexibility in schedule, so the trend didn’t catch on. Eventually, the Internet allowed exchange companies to create marketplaces where direct exchanges weren’t necessary. A reciprocal exchange or indirect exchange, allows more flexibility for an owner by utilizing a credit system. THIRDHOME, for example, uses the reciprocal exchange model by awarding Keys to owners when they deposit stays. This, in turn, allows an owner to use their credits (Keys in our case) during a time that suits them.
How Home Exchange Works With THIRDHOME
THIRDHOME is a private luxury-only home exchange club that provides its members a way to get value out of unused time at their second home. What sets THIRDHOME apart from other home exchange companies is that there is criteria for joining, including home value, location and quality appointments.
Even more importantly, our membership base is made up of second homeowners who share a mutual respect for each other’s homes. They follow the Golden Rule of home exchanging: Respect other member’s homes, as if it were your own. Our peer-to-peer review requirements applies to both the guest and the host experiences, which helps to keep the system in check, further enhancing the trust and safety elements of The Club.
Instead of members having to coordinate exchanges directly with those they’d like to visit, hoping to agree on a mutual date, they deposit available weeks into the collective to earn travel credits called “Keys”. The more often members deposit, the more Keys they earn, allowing them to travel to other properties within The Club. The Key value of a week is based on the value of the property as well as the desirability of the stay. Once you’ve booked another home using your Keys, simply pay the nominal THIRDHOME exchange fee and your reservation is confirmed.
Guest Responsibilities
Being a guest of a THIRDHOME Exchange means treating the home like it is your own. The Club is based on the idea of having like-minded members, so the fears of renting to a complete stranger are no longer relevant. Each home is carefully evaluated and accepted into The Club to make sure they meet the high standards of our members. Before booking your next stay, make sure you read the property page carefully to be aware of specific amenities the home has to offer or any additional fees. If you have any questions for the host, our team is happy to help get those answers for you by contacting the host member on your behalf. After receiving your email confirmation for the reservation, contact the host to be clear on arrival and departure dates before making your flight arrangements. Host Responsibilities
To be a perfect host, you must pay close attention to detail and be prepared to communicate effectively with your guest. We suggest leaving a home manual to give your guest a description of all the amenities your home has to offer. Wifi passwords, television directions, and anything your guest might need to know to help them have a positive experience. A welcome package is also recommended, as your guests are your fellow members within The Club! A bottle of wine, local treats, or even a simple note can give a personal touch for your guest. Having a guest book for members to sign can also help build lasting relationships with other members. Building relationships between members help strengthen the club community. How did you get involved in the music industry?
I was born into it. My father started the first multi-track recording studio ever built in Fort Worth, Texas, called Buffalo Sound Studios. My mom was a professional singer and was offered a recording contract with MCA records but chose to stay home and raise her babies. Music has just always been a part of my life.
How have you seen the music industry change and where would you like to see it go in the future?
The digital age obviously completely changed the music business landscape forever. The days of multi-million records being sold is unfortunately over. Personally, I would like to see the music business better compensate its creators. The creators being the singers, songwriters, producers, and musicians. It’s the “wild wild west” these days but I guess that’s what makes it exciting! I am very positive about the future for music and opening it up to everyone outside the industry bubble.
Why is music so special to you and your family?
Honestly, we all just have this amazing feeling that connects us to music. The feeling reminds me of that unconditional love you have for your family and friends. I like to say it’s in the blood because it’s just such a part of who we are. It’s always been a huge part of our family.
How was Buffalo Soul founded?
My wife Kasey and I had the concept to create an experiential creative retreat/stay for artists, as well as the listeners and music lovers. Our partner and creative visionary, Todd Baldree, helped us make Buffalo Soul a reality. We are so proud of what we have all accomplished thus far in just a short amount of time.
What is your favorite part about living in Nashville?
The sense of community and obviously the fact that it is Music City!
What do you love most about curating experiences for guests staying at Buffalo Soul?
I love seeing and feeling the listeners and artists connect. It truly is a soul to soul experience. I love watching the fourth wall being broken down and seeing real connections being made. It makes me so proud to also know that an appreciation for the music is being realized.
What makes this Adventure so unique and what are your goals as the Adventure Host?
This Adventure is so unique because we truly give our guests the opportunity to check out from their hectic lifestyles, step out of their comfort zones and check into the things that ground us and make us feel connected to ourselves and one another. Our guests also always leave Buffalo Soul with a new appreciation for the art of music and sense of community.
My goals as an Adventure Host are simple. I love meeting new people, making a connection that’s truly memorable. Getting an opportunity to give to others and make their experience special is what it’s all about! I am really looking forward to hosting more THIRDHOME guests in the future.

What did 2018 look like for THIRDHOME?
From the addition of new services to substantial growth in staff, Exchange availability and portfolio value, 2018 was a year of rapid growth and improvement for THIRDHOME. We started off the year by adding our 10,000th property to the Exchange. As the year comes to a close, we sit at nearly 11,000 Exchange properties. New partnerships with brands such as Crystal Cruises and International Expeditions allowed us to bring incredible travel experiences to members at a fraction of the retail price.

Villa Oliveto
From the road, the house is hidden from view. Once you pass through the gate and the car tires gently roll down the unpaved rock road swinging around the bend and curving slightly toward vast olive groves and vineyards, Villa Oliveto appears. Then your gaze alternates from the villa to the opposite direction, past the orchards and hills to an impressive structure standing proudly in the distance. What is it? Yes, it is “Il Duomo di Firenze,” designed by Filippo Brunelleschi! And in the late afternoon, past farmlands and rolling hills, the glorious Tuscan light illuminates Florentine landmarks as if guided by a higher power.
To describe the villa as a charming restored farmhouse is an understatement of grand proportion. The stunning two-story property is comprised of a formal entry, fully stocked kitchen with an adjacent formal dining area, two generous entertaining areas with fireplaces on the ground and upstairs level, five bedrooms with luxury linens (two king, two queen and one twin), six baths as well as a relaxing sauna and hammam (Turkish bath).
The exterior boasts a solar-heated saltwater pool ringed by umbrellas and loungers along with two outdoor dining areas (one covered and includes a barbeque and the other located on the terrace). The Villa is bordered by large private gardens, a cobblestone patio in front transforms into a late night dance floor and adjoining olive groves.
Villa Oliveto is quiet and tranquil. No crowds. Living here is peaceful and relaxing. Hiking through the olive groves rejuvenate the mind, body, and spirit.
The Gang of Eight
Eight adults (most new acquaintances to one another) were giddy with excitement at this auspicious gathering! For the next 7 days, we remained elated as we fully embraced “La Dolce Villa” as our Italian home. Some days we broke into small groups and scoped out the local area, chatting as we strolled under the shade of the olive trees. We met a pair of darling donkeys who were tucked away on the edge of the property. Our group quickly became fast friends. One couple began each day with a quick plunge into the pool! We enjoyed Restorative Yoga in the upstairs living room with the tall windows opens wide to let in the afternoon breeze. As the sun began to set, we gathered for Apericena under the umbrellas or vine-covered pergola and shared our daily adventures – a pre-dawn photo shoot in Florence, bike touring around Florence, visiting a winery and discovering ancient towns, museum hopping, and gelato sampling.
The evening’s escapades commenced in the chef’s kitchen which contained every conceivable gadget, pot, pan, stemware, and china. This backdrop allowed the serious cooks to create fabulous dinners while the mischievous assistants maximized merriment when grating the Parmesan Reggiano or mixing the villa’s official apéritif, “Aperol Spritz,” made of Prosecco, Aperol and soda water over ice. Pre-dinner deliberation regarding wine for the evening was serious and thoughtful. Even setting a lovely dinner table became an artful presentation with candles and wildflowers from the garden. We embraced the Tuscan reverence for preparing and sharing meals with good friends.
The villa is located in Bagno a Ripoli which overlooks the Arno Valley and the rolling hills of Tuscany. The postcard-perfect landscape includes olive groves, abundant vineyards and cypress-lined roads. Castles are sprinkled around the area like medieval jewels.
Toscana
Tuscany or Toscana is a region located in central Italy that stretches from the Apennine Alps to the Tyrrhenian Sea. The characteristic landscape is a blend of gently rolling hills leading to sharply peaked mountains that pose a barrier between Tuscany and regions to the south. People have inhabited this beautiful part of the world for thousands of years. Ruins of the ancient Etruscan civilization (which predated the Roman Empire) are scattered throughout the back roads.
Tuscany has two distinct appearances – the art cities like Florence, Siena, Lucca and Pisa as well as the countryside sprinkled with small towns, villages, castles, villas, and vineyards.
The word “Tuscan” evolved from “Etruscan” and now serves as a marketing modifier, a cultural indicator, and even a lifestyle choice. The word “Tuscan” influences the design, fashion, decor, epicurean lifestyle and evokes a “Bella Vita” or “good life” philosophy.

Day Trips Italian Style
Before you take off on an excursion be sure to schedule time each day for “Meriggiare” which roughly means “to escape the heat of the midday sun by resting in the shade.” Savoring a scoop or two of gelato is an excellent example of Meriggiare!
And before dinner, make sure you carve out time for “Apericena” which means “pre-dinner drinks accompanied by food.”
Practice this phrase until it rolls off your tongue and then say it like you mean it! “Non tutte le ciambelle riescono col buco” which means “Things don’t always turn out as planned” and literally translates to “Not all doughnuts come out with a hole.” This philosophy will serve you well as you get lost in the hills on the way to your destination.
The Tuscan region is populated with small and large wineries. Best to make contact before you plan to visit. The enormous Antinori Winery and beautiful Il Borro (owned by the Ferragamo family) are two famous ones but there are many small, family owned and operated establishments that welcome visitors. And if you get lost along the way, remember … Non tutte le ciambelle riescono col buco!
An interesting day trip is San Gimignano or the “Manhattan of the Middle Ages” where tower projects went out of control! Only 15 of the original 72 towers remain standing but they are visually impressive and the skyline is unique. It is impossible to miss Porta San Giovanni, the main gate, which was constructed in 1262. These tall towers were constructed to demonstrate the power of the wealthy townspeople. The town is a UNESCO world heritage site. No visit is complete without sampling and perhaps purchasing the local white wine, “Vernaccia di San Gimignano.”
Fiesole is where the Florentine aristocracy retired to escape the heat of the big city. This small town hides a wealth of surprises like 8th century BCE Etruscan walls, ancient Roman baths, the very hill where Leonardo da Vinci experimented with the concept of flight and a Roman amphitheater which serves as the stage for the Estate Fiesolana summer events.
If your day trips include driving, you will need to refuel yourself and your ride. Along the Autostrada you might spot the occasional red-and-white Autogrill, (Italy’s answer to fast food) and it’s worth a stop. Not only do they have everything you need, many travelers boldly proclaim that Autogrill makes the best 1 Euro espresso in Italy! Once you and your auto are full, back you go on your merry way to the marvelous countryside filled with green grass and trees merging with blue sky, violet and golden wildflowers, terracotta villas and slate farmhouses. A drive along the Tuscan back roads is a visual feast!
Sometimes you zig when you should zag! Make a mantra of these wise words from Frances Mayes in Under the Tuscan Sun, “My idea of heaven still is to drive the gravel farm roads of Umbria and Tuscany, very pleasantly lost.”
Tip – Unless you have lived in the region, do yourself and your passengers a favor – double the time your navigation system estimates the trip will take. These country roads are an adventure! And, if you happen to arrive early and find the perfect place to park, celebrate with gelato or espresso!

Florence Pre-Dawn Photo Shoot
One morning we arrived in Florence before sunrise and well in advance of the crowds. During these quiet hours, the city of the Medici belongs to the early risers. Walking the streets you sense the city slowly waking up as townspeople ride their vespas and bicycles to work. If you walk by the Duomo at dawn, you might glimpse nuns walking quietly to their morning prayers. It is a magical city in the morning light.
A successful visit requires planning. The city of Florence is congested regardless of the time of year. Tip – Pre-purchase tickets to view Michelangelo’s David at L’Accademia and at the Uffizi as well as current exhibitions. If museums and cultural tours are your main objective, stay close to the old town so that walking or hopping a bus to your destination is easy. If you are new to Florence (and even if you visited on the cheap 20 years ago and have fond memories of lugging a backpack on public transportation in a much smaller city) stay in a central location. Yes! It will be more expensive than the outskirts. Driving in Florence is challenging, parking is stressful, costly and time-consuming. If you insist on driving, arriving in town early (before 7 am) on weekdays is a useful strategy but you pay for the luxury of in town parking. On Sundays, parking is free throughout the city which means everyone wants a parking space! So on Sunday, arrive by 9 am and prepare to walk.
Tip – Arrive at museums and “jump the line” tours 30 minutes ahead of scheduled entry time. Be prepared to stand in line anyway (just not as long). Carefully read instructions on your ticket about entry the day before. Sometimes you need to exchange your computer ticket for a different one and this will likely mean going out of your way to a kiosk. A conscientious concierge can likely get tickets and reservations for you if you plan ahead.
Closing Thoughts
There are two sides of Tuscany, the cities, and the country. Why not enjoy both? There is no place like Florence due to its unique character, though the crowds tend to be large. And the Tuscan hills have an incomparable charm derived from people who lived and died defending the fertile hills for thousands of years. Ribbons of road ramble through olive groves, vineyards, castles, palaces, and villages. Every small hamlet has a cafe to welcome visitors and locals. If you stop, you will likely create a memory.
