Count Your Crew

(Maximum Occupancy Matters)

Guests: Before booking, always take a moment to review the maximum occupancy listed on the property page. This number reflects the total number of people allowed on the property at all times, including overnight and day guests.

If a listing shows a maximum of six guests, that means six people total, no exceptions. Should you need to host additional visitors during the day, it’s important to reach out to your Host in advance to request permission.

Hosts: Clear occupancy details help Guests plan appropriately and prevent uncomfortable situations during a stay. Highlight maximum guest limits prominently and keep listing details current so expectations are aligned from the start. This helps keep homes and trips comfortable, compliant, and enjoyable for everyone involved.

Say Hello Early

(Member-to-Member Communication)

Guests: Once your reservation is confirmed, a quick message to your Host makes all the difference. Reaching out early allows you to confirm details, ask questions, and share arrival plans. Plus, it gives Hosts the opportunity to prepare for your stay with confidence.

Hosts: Guests are often eager to begin planning right away, and a brief check-in sets a positive tone from the start. Thoughtful communication helps avoid last-minute surprises and ensures everyone feels supported.

Look Before You Book

(Avoiding Cancellations)

We strive to keep cancellations to a minimum across the ThirdHome community, as they impact both Guests and Hosts.

Guests: Before completing your reservation, carefully review key details such as dates, number of bedrooms, and the property’s exact location. This helps avoid cancellations due to overlooked listing information shortly after booking.

Property pages are designed to help you make confident decisions — but if anything is unclear, your Member Experience Associate is always happy to help before you book.

Hosts: A well-maintained property page helps Guests feel informed from the start. Use your property page to proactively address common questions around layout, location, and house rules so Guests know exactly what to expect before booking. Bonus tip: Keep property photos up-to-date to ensure you’re accurately representing your home.

Being a great Guest (and a great Host) doesn’t require extra effort, just a little extra intention. When everyone follows these simple best practices, trips run smoothly, homes stay protected, and the community remains strong.

As a boy, my family lived beside Germany’s enchanting Black Forest. Summer days were filled with adventure—my friends and I would hop on our bikes and ride to the the banks of the Rhine River. School field trips took us across borders to Basel, Switzerland and Strasbourg, France, sparking a lifelong love of travel.

L’échange de maisons a le vent en poupe. Encore confidentiel, l’échange de logements très haut de gamme commence lui aussi à trouver sa place en France. Séjourner face à Buckingham Palace ou dans une villa paradisiaque au cœur d’une réserve naturelle d’Afrique du Sud, des rêves en passe de devenir possible… sous certaines conditions.

L’échange de maisons, tendance de la décennie

Rien que sur la plateforme HomeExchange, sorte de Airbnb de l’échange testé pour vous par la rédaction du Figaro, ce ne sont pas moins de 460.000 échanges qui ont eu lieu l’année dernière, dont presque un tiers en France. Viennent ensuite l’Espagne, les États-Unis, l’Italie et le Canada.

Dormir chez l’habitant, sans l’habitant, séduit une nouvelle génération de voyageurs. Économies, écologie, tranquillité, immersion… les arguments sont nombreux. S’y ajoutent la simplicité d’organisation, grâce à des plateformes comme HomeExchange, Intervac, Homelink ou Switchome, et une certaine idée de la confiance mutuelle. Beaucoup évoquent même un sentiment de reconnaissance inattendu : prêter et se faire prêter un logement sans transaction financière crée un lien. HomeExchange Collection : quand le service fait la différence

Depuis 2022, HomeExchange propose une version plus exclusive baptisée HomeExchange Collection. L’abonnement annuel passe de 175 à 850 euros, pour un accès à des logements plus haut de gamme : maison en bois signée David Zahle au Danemark, loft ultra-connecté à Brooklyn, villa avec piscine au cœur de Singapour…

Mais ici, le luxe se niche aussi dans le service. Les membres Collection bénéficient d’un assistant personnel capable de rechercher des séjours à leur place et, surtout, de les accompagner en cas d’imprévu. Après un mois dans une maison coloniale en Colombie, puis une semaine dans un appartement avec rooftop à Bogotá, Valérie, cheffe d’entreprise à la retraite, voit son échange suivant à Medellín annulé à la dernière minute : «Il ne restait que quelques jours pour rebondir. L’assistance a cherché, sans succès. Mais ils ne m’ont pas laissée tomber : ils nous ont réservé une très belle chambre d’hôtel, jusqu’à 350 dollars la nuit, pour la semaine.»

Un accès réservé aux maisons d’exception

Payer des frais plus élevés que le commun des mortels ne suffit pas pour rejoindre HomeExchange Collection. La sélection se fait sur dossier. « Quatre critères sont pris en compte : la valeur du logement, l’emplacement, la conception et les équipements », détaille David Bucci, directeur de la plateforme. Un algorithme interne évalue plus de 200 points pour garantir l’équité. Une maison située dans un lieu moins prestigieux peut tout de même être retenue si elle excelle en design ou en confort. En pratique, les biens estimés à moins de 500.000 euros ont toutefois peu de chances d’intégrer la sélection.

ThirdHome : un club très privé

Bien plus confidentiel, jouant la carte du luxe assumé, ThirdHome veut prendre de l’ampleur à son tour sur le marché français. Comme son nom le sous-entend, il s’agit de proposer un échange aux propriétaires ayant déjà une résidence secondaire d’exception. Née aux États-Unis, l’entreprise a été fondée par Wade Shealy, entrepreneur milliardaire. L’histoire officielle veut que cet ancien étudiant géorgien, qui vendait des bibles en porte à porte, ait fait fortune dans l’immobilier de villégiature avant de créer ThirdHome. Son idée : pouvoir voyager selon ses critères d’exigence, tout en faisant vivre sa propriété secondaire en la prêtant à d’autres membres triés sur le volet.

Gaëlle, Française installée en Angleterre et propriétaire d’un somptueux château dans la vallée de la Loire, a été repérée via ses annonces de location. «Il suffit de rendre sa maison disponible une semaine par an pour accéder au catalogue», explique-t-elle. Inscrite depuis plus de 10 ans sur ce site jusqu’ici confidentiel, elle le recommande les yeux fermés : « C’est un club de propriétaires qui prêtent aussi leurs résidences. Ils sont donc respectueux. Nous avons même reçu des célébrités. Mais surtout, nous n’avons jamais eu un seul souci alors que lorsqu’on loue le château, souvent nous sommes confrontés à une philosophie assez désagréable qu’on peut résumer par “je paye donc je fais ce que je veux…” »

L’échange comme marque de confiance

Malgré les frais d’adhésion à la plateforme ainsi que, pour chaque séjour, de 500 à 2000 dollars la semaine, Gaëlle voit les avantages : un assistant personnel pour trouver la perle rare pour ses prochaines vacances et l’accès à 17.000 très haut de gamme dans le monde. Les membres cumulent des « clés » en fonction de leurs échanges et bénéficient, eux aussi, d’un assistant personnel pour organiser leurs vacances. Villas de rêve en Thaïlande, penthouses avec vue sur Buckingham, chalets design dans le Colorado : tout est accessible, ou presque.

«On entre dans la vie privée de nos hôtes. Il y a les photos de famille, les bibliothèques… C’est un privilège, et tout le monde joue le jeu», note Gaëlle. Aujourd’hui, ThirdHome cherche activement à élargir son catalogue en France. Un “club dans le club” permet d’accéder aux biens les plus rares en priorité. Gaëlle se souvient ainsi d’un séjour à Ibiza dans une maison louée habituellement 40 000 euros la semaine. La vie de château… même loin du sien.

If you’re concerned about medical evacuation coverage, you may wish to add an AirMed plan membership. AirMed is a non-insurance plan for those seeking a flexible and specialized air medical transport option. This plan may be selected in addition to the single trip Tour Protection Plan or the multi-trip annual plan. Because AirMed is a membership and not insurance, members may call on the service when needed and are not bound by the terms, conditions and approvals of an insurance policy. Cottars History

Cottar’s Safaris Services was established in 1919 and was one of the first registered safari companies offering superior game hunting and film safaris throughout Africa, India, and Indochina.
